Commercial Office Refurbishment: Granite House

Granite House is a two-storey commercial office building, originally constructed in 2003 as call centre. The building is located on Watermead Business Park, Leicester LE7 1PL. The building is primarily office accommodation and comprises a ground floor main reception with double height atrium, ground floor occupied commercial offices, first floor open plan offices and three stair cores.

GLD Technical Consulting were initially appointed by Boundary Real Estate Partners to undertake a survey and review of the existing landlord’s central plant within the building. The services survey subsequently led to providing an M&E performance design for the refurbishment of the existing main reception area, the sub-division works of the vacant 1st floor commercial offices and the 1st floor WC areas, together with the mechanical design works associated with a new external Chiller to replace the existing plant.

The former Reception area was re-configured and incorporated a new feature LED lighting and a staircase connecting the ground floor to the existing first floor demise directly. The existing external Airedale Chiller was replaced with a new Daiken model with. associated header pipework, pump set and low loss header for connection to the existing below ground chilled water pipework.

The main challenge was to ensure disruption to the existing ground floor tenants was kept to a minimum by alternative temporary access provided and working out of hours whilst undertaking the chiller upgrade works.
